If you live in Pinellas County (Unincorporated) Accessory Dwelling Units
(ADU’s) must meet the following requirements:
- Size: ADUs cannot exceed 1,000 square feet (new as of September 2024).
- Number: Only one ADU is allowed per parcel of ownership.
- Occupancy:
- Maximum of two people per bedroom, plus two additional people in a common area.
- Total occupancy cannot exceed 10 people.
- Utility Connection: Separate metered utility connections are not permitted for ADUs.
- Primary Dwelling Occupancy: The primary dwelling must be owner-occupied unless rented as affordable housing (see updates below).
- Setbacks and Lot Coverage: All setback and lot coverage provisions must be met.
- Architectural Style: The ADU must match the architectural style of the existing home.
- Egress: The ADU must have two means of egress.
- Parking: An additional parking space must be provided on the property.
